Most licensed Real Estate Professionals provide the service of helping you find your ideal home. Realtors are usually expert negotiators with other agents, seasoned financial advisor's with clients, and superb navigators around the local neighborhood.
But , when selecting your future Real Estate Agent, I hope you will demand much more that just getting a promise of good service! - Select only agents with more than 20 years of activity within the geographic area you prefer. Save time by not working with agents unfamiliar with your geography.
- Choose from agents working in real estate full time. Part timers are often soft negotiators, inexperienced with inspectors and appraisers, and less than experts at helping you determine which homes for sale offer your best VALUE.
- Be demanding at your first contact! They must know the answers to your tough questions cold. For example: "Why would you be a good agent for me?" Or "How well do you know this neighborhood?" Or "Can you get me a house at only 90% of the list price?" Or "Can you get me into a home with three months of free monthly payments?"
- Ask agents what their Real Estate Business Plans are for the next three years. The good ones will have this critical document in writing!
- At your first face to face meeting, begin by letting the agent guide you. Listen first, talk second! Good agents will quickly show you two brief presentations - Why they are good BUYER agents, AND Why they are good SELLER agents. If either sales pitch is missing, ask them why?? Its critical your future agent be experienced on BOTH sides of a transaction!
- Insist on a warm and fuzzy emotional feeling being created between you and your prospective agent. If this agent is right for you, you'll soon get that feeling. If you don't, politely say "you'll think it over" and call them back, which means goodbye! Continue searching for another agent.
