1.  Find the right Realtor to be your representative

Even if you’re not ready to buy yet, your buyer’s agent can be an absolute wealth of information, and can often offer tips on upcoming Anne Arundel and Maryland developments or local information that isn't common knowledge.  Spend some time with your agent and ask about the area you are interested in.   They will be able to highlight the market conditions and provide insight on the development and future of the specific area. 

2.  Find out what your price range will be

Pre-Approval is the perfect assurance to your financial capabilities.  Online mortgage calculators are a good place to start, but there isn't a subsitute for a written mortgage pre-approval.  Just speaking to a qualified lender is time well spent.  A lender is the only way to get a detailed picture of your overall financial outlook.  A lender will provide a realistic range of home affordability. 

3.  Investigate the local market

Internet research can provide incredibly valuable research but your agent can provide insight to the immediate market conditions.  Ask your agent to direct you to valuable resources and ask your agent to e-mail any new Anne Arundel listings that fit your needs.

4.  Find out what your true needs and wants are

Compose a list with two columns one of Needs and the other of Wants.  You will need to consider local market conditions, your price range, and the advice of your realtor.

5.  Find your dream home!

Once you’re ready to find your perfect home, you'll be surprised how quickly you can make a decision.  The knowledge you have acquired along with your your pre-approval will allow you to immediately put in an offer for your Maryland dream home.

A successful and easy home purchase starts with the right Realtor.  In fact, once you’ve found a Realtor to represent you, they will have a list of other professionals to join your homebuying team, taking more responsibility off of your shoulders.

Lender/Mortgage Broker (Appraiser)
A bank is not just a bank. The right financial backer can be extremely important – it is your money and very personal information after all!  Make sure that your financial representative is someone you're comfortable with.  Be wary of any lender who has an offer too great to refuse.  Interview several lenders to find the perfect member to add to your team.  Your lender may add an independent appraiser to your team.  This will help establish correct pricing.

Lawyer
A major transaction like a home purchase is far too important to skimp on legal representation.  You don't want to risk leaving yourself open to costly future issues. You'll need to find a lawyer who specializes in real estate law.  As with all of your other home buying team members, interview the attorney and hire the one who takes the time to answer your questions.

Home Inspector
A home inspection is an important part of the buying process.  No home inspection is 100% guaranteed, but the inspection is worth the added cost to catch a major problem that could be corrected prior to moving in.  Your Realtor and Lender will provide a recommendation.

Contractor
Does your perfect home need a few improvements?  No worries, you’re not the only one!  Many new buyers hire a contractor to add features to their dream home.  Plan ahead and interview a contractor.  Many contractors require months of advance notice and planning.  Plan ahead so you and your contractor can have a smooth renovation.
