      • Plan to host frequent, well advertised Open Houses.

 

Make your house feel like a home buyers want to live in. 

      • Curb appeal is so very important.  This is your home' first chance to make a first impression.  Make sure the front yard is picked up and invites buyers inside to see more.

      • Your home should be clutter free.  Open space makes a home look bigger.  Reduce the amount of personal items, toys, boxes, etc, and extra furniture.  Open curtains and draperies permit lots of natural light.  Create a warm, welcoming atmosphere.  Encourage buyers to imagine themselves living in your home.

      • Consult a professional Home Staging Expert for tips and advice.  Its amazing what wonderful improvements are often created so easily!  

      • Become security conscious by hiding or removing valuable personal items.  Never display any firearms, or permit un-escorted "buyers" to visit.  Sincere buyers are happy to schedule appointments.

Price your home for the current market.  It must be priced "right"!! 

      • The asking price for your home is set by you.  It should be priced like similar homes located nearby with similar features.  Compare recent sales and current asking prices for homes in your neighborhood, and consider current market conditions.   

      • Enlist the help of a home appraiser, an excellent third opinion.

      • Consider buying a home inspection.  Its a great idea to repair/ fix things needing attention before these items become a poor maintenance signal.  Plus, your own inspection report is a very strong negotiating tool.

      • A home priced too high means few visitors, plus you will compare poorly to other homes that are priced right!  Pricing too low often indicates seller distress!  Either will have a negative impact on your marketing efforts.

Target potential buyers.

      • Our local Multiple Listing Service (MLS) is one of the most powerful tools for targeting serious buyers for your home.  Realtors constantly search "on line" for the latest homes on the market.  The internet now provides worldwide access to great tools for previewing most homes on the market.  And very important today, individual buyers also search the internet on their own.  In fact, 84% of today's buyers begin thier next home search this way.  I'll assist your posting to multiple web sites  Your message must include all the positive selling points, and create clear benefits to attrract the “right buyer.”

 

      • Numerous other resources should be used.  Local advertising in print radio and television media, brochure fliers are sample of local marketing methods.  The internet offers many various sites to aid the home buyers search.  Postcard mailings, bulletin boards, and retail stores offer more local exposure.  ALL buyers want to view Virtual Tours. and see good digital photos showing inside and outside views, before taking the time to visit. 

 

    • Advertise your homes to local Agents.  Most buyers enlist the assistance of Real Estate Agents so you should to promote your home to Realtors as much as possible.  Have you decided to pay a Buyers Agent commission?  If so, how much?
